Old Krevco building

Just a heads up to everyone..There seems to be an asian restaurant that is going into the Krevco building. It will be a buffet with Sushi bar. So the speculation of Kam Lung moving to another location maybe true. Please see link and see submitted documents. One thing is that there will be half the parking available.

Best to read the entire document

The City has two methods used to calculate the parking spaces required for a restaurant. This proposal meets one but not both (okay for number of seats, but not for restaurant area). Explanation is that there will be an extensive buffet which will use up a lot of floor space.

Are the Chinese/Sushi places vying with the Pizza Joints for control of Bradon's restaurant scene? Is this the start of a cuisine turf war?

Looking at the specs.. looks like buffet will be big, and if it is a Kam Lung.. then looks like they finally thought of bringing more items to their buffet. Hopefully quality meets quantity.

Variance for parking

This is an application for variance in the number of required parking spots as calculated by Brandon and Area Planning.  
 
By the city's own calculation, a restaurant of this size requires 81 spaces. To allow them to have only 40 spaces means any overflow would negatively affect the neighboring businesses...Applebees, Joeys Only, Booster Juice, Vanguard Credit Union, Frederickson Performance Center, A&W, Wheat City Grill (or whatever goes in the building) and more.  
 
They are already short of parking.

One of the City's calculations

says 81, the other 41. Simple solution would be to accept the lower parking number, and then restrict the occupant load ( on the occupancy certificate) to that. If they are planning to have that many seats already because of the larger service/buffet area, shouldn't be a problem.

The bylaw is the GREATER of:  
 
1 parking space per 4 people occupancy = 40  
 
and  
 
1 parking space per 4.3 sq/m = 81  
 
Pretty clear to me.

Parking spaces for serving area size

You require one parking space for every 4 seats. If you have 50 seats, it doesn't matter if your serving area is 100 sq. ft. or 500 sq. ft., you'll have a maximum of 50 people there, unless the expectation is for more customers to sit on the floor. And as their variance request states, most of the extra space is taken up by the buffet tables, sushi bar and associated clearance, which again are not places you would seat more customers.

Didn't make the rules...

Just expect that everyone should follow them. Serving area includes the buffet. I guess we'll wait to see how the variance goes!

The date for the parking variance application has been set for Wednesday June 20th 7pm at city hall.  
 
We'll see if the city will adhere to their own rules. The applicant isn't just a few spots short...they have just half as required by the bylaw.

following their rules: the bylaw exists, an application (with rationale) is made, and the application is considered at a hearing.  
 
As far as this case goes, I hope the application passes. The existing rule seemed excessive and flawed. I think a more reasonable rule would tie the actual restaurant occupant loading to parking requirements - the occupant load could be set less than the rules based on the area, especially if a constraint like this is a factor.

The neighboring property and businesses owners

Should make sure they're in attendance. The "rationale" is flawed. If everyone came in carpools of 4, there'd be no problem but we all know that ain't going to happen.  
 
I envision a fence being erected between the properties if this passes...which I will be surprised if it does!

But these

numbers are based on a generic restaurant layout. This one is described as having more buffet and kitchen space than usual, and so the lower number may be appropriate.

Developers always get shafted... imo on paper this should not be passed. If it is.. Then what's the point of anything..

Parking spot size

Do the rules say what size the parking spots are and how far apart are the rows. Big difference between parking a compact and a pickup.

well..

Well on city of Brandon website shows that part of the building to be demolished which would increase in parking.something mustve went wrong
