This large home and out buildings are situated on 9.25 acres along Highway 34 approximately 2 miles south of Gladstone, Manitoba. Highway frontage is 660’ and the property runs 610’ to the east. Out buildings include an insulated and heated shop of 32’ x 24’ with a storage loft and a 32’ x 14’ lean to cold storage area. The second out building is 60’ x 120’ (7,200 sq. ft.). The original owner built this building as a storage rental business for winter storage of campers, boats, vehicles, etc. It was filled to capacity every winter. Although we did not continue the rental business, that could be revived at any time for home based rental income.
The location has a number of unique benefits. The house was built in 1979 and has been our home since 1995. The North and South wings are both approximately 54’ x 27’ and the connecting center section is approximately 44’ x 30’. The total square feet is 4,335 including the garage. After deducting for the garage, living area is 3,790 square feet all on one level with no basement – perfect for anyone who has difficulty climbing stairs.
The entrance/dining room/kitchen, approximately 36’ x 14’ was completely rebuilt in early 2016. This includes all new stainless steel appliances, kitchen cabinets, island, peninsula and china cabinet with quartz counter tops as well as new lighting and plumbing.
The living room approximately 36’ x 14’ was rebuilt and professionally finished so as to create the ambience of a log cabin interior. At one end is a 5’ x 12’ raised area with a bench that serves as a reading nook. The furnace, water pump, water softener, etc. are located under this section. At the opposite end is an auxiliary wood heating unit. The wood heating system was WETT inspected and approved as required by the insurance provider.
In July of 2016 a new high efficiency electric furnace and air conditioning system was installed.
In May of 2018 new shingles were installed and the house exterior was repainted. The shop building was upgraded with new metal roofing, new siding, and new windows. In July of 2018 sinks and plumbing were upgraded in bathrooms.
Net property taxes for 2018 were $2,805.50. Total energy cost for the year September 1, 2016 through August 31, 2017 in the house was $2,907.71 (all electric). There is a separate electrical service for the shop. Cost of energy there depends on what you do in the shop during the winter. For the same period above, electricity for that service was $338.85.
