What a great corner to be put to use.
I wanted to guess Mr Mikes in the mix somehow. Their location page has had Brandon listed as an “opportunity.” Still lists it as one though so odds would have to be low.

Place called St Louis Bar & Grill might fit the bill. Mostly just bigger centres as far as Western Canada goes (like Winnipeg)… but do have a restaurant in Grand Prairie so stranger things have happened.

For whoever is coming. The traffic count is off the charts.

I like some of the suggestions. I think it definitely will be something that compliments all the businesses up and down both North and South service roads along with those travelers on #1 and #10 North!

Looks like iHop is a no. Another someday might be Cora but I’m not sure they’d do highway specialized so much as in city itself? Overdue for Cobs but prob also more in the city and also would be one of several and not an anchor.

Dennys make 100% sense. I think a breakfast restaurant is what that area needs.. also as per Brandon Sun its suppose to be something that compliments the surrounding businesses.

These are all great guesses. It's not a Costco cuz that thread was exhausted....IHOP is the virtual front runner. Wonder if it will be another Co-op Gas Bar/Convenience store? My guess is another Dairy Queen. I know it is wrong but I want to hear more opinions.

Directly across the highway is Humpty's (all day breakfast spot) and down the road from that is Smitty's (all day breakfast spot).

Mmmm...Dairy Queen...not sure about that either!!

What about a cannabis store? They seem to be popping up everywhere these days!

Not iHop, per franchisee for the prairies that it would have to run through. Sun story says it’s a service business that complements others surrounding it and traffic on hwys 10 and 1 which would seem to hint away from restaurant or hotel.

Another that would be interesting is a Flying Squirrel trampoline park or a rock climbing biz or both.

Maybe less exciting but would catch a lot of cars at that spot… a bigger scale car wash a la Chamois.

Another that I don’t think is necessarily likely yet but should eventually be on that strip is a full scale EV charging stop along these lines (see link). The few plugs Petro has might give an option for a few cars for a few more years but highways are gonna need more scale built out in not too long:

Gotta be room for at least a couple EV chargers in there?

Re Flying Squirrel, one that I think would have a chance at doing well with their mix of trampolines & climbing… but also another that might be more inclined to setting up down in the city itself vs highway if Brandon ever met their market size hurdle:

One that’s all over the place but not Brandon is Mucho Burrito. City is already well served by Mexican fast casual but whether it’s this location or another maybe highway is a different story. Land a little too big for just that by itself, but just making sure all suspects are in the mix
Some day Chipotle will prob keep building out in Canada, but Brandon before Winnipeg or Regina would have to be unlikely!

I think a Flying J/Denny’s would be a great business idea for this corner. We certainly stopped at a lot of then while touring the US.

Would make some sense but just don’t know how many new gas stations will be built going forward?
Flying J does have this concept (link below) but I think USA-only for the time being and prob a little soon for that kind of scale for the prairies as much as cheap gov money is on the table to get the infrastructure built out:

That property is not near big enough for a Flying J , Costco, or a casino. Ever look at the ones in Wpg. Minimum 25 acres

A 24 hour restaurant is needed on the highway.
