I have sold a property triggering capital gain but the property was in Ontario, not USA so I'm not sure. Based on my experience with this sale, I'd say you need a USA lawyer to handle the sale, and an accountant here in Canada to handle the Capital gains. I used MNP on Princess Ave and was very impressed. I ended up paying way more than I thought I'd have to pay but after going through the details with the accountant it was all in order. The best part was that MNP is know for not trying to hide anything and their accurate data sent to CRA. Not getting an audit from CRA is worth its weight in gold.
My first call would be to an accountant who could probably advise the best way to sell property in the USA.
