Born out of another thread that this likely would've taken over.....there is currently a proposal for a 6 storey 116 room hotel to be built on the site of the former Western Motel property. Via the link below, even though the address is shown as being 18th street the hotel would have access off of 19th and it looks like the hotel itself would also face 19th without direct access off of 18th. The application is said to be on behalf of P.R. Hotels, whose address is shown as a Saskatoon Holiday Inn. Just doing a quick Google and see that they are also associated with the Staybridge Suites brand, very possibly among others.

As far as height of building, the main consideration I can see for adding a building more than a couple stories high is any shadowing depending on the time of year. Page 7 of the link in the OP goes into that topic. Personally I don't see a lot from that perspective... main impact being on the building just to the North during winter. The other thing that I see in the link that will be looked at is the proposal has a ratio of 0.9 parking spaces per room, compared to the zoning requirement of 1:1. They suggest an on-site overflow parking option for when the hotel is full which would bring the ratio up to 0.98:1.... though they make the case that the lot may never be full due to the nature of many expected guests (Keystone Centre). Considering all of this, if whoever has the strip mall to the West wants to sell to me I think that would be a fun one to take on negotiations for (just kidding of course, very possible they're perfectly happy with the building, have no want or need to change a thing and have leases in place)
Stories by the Sun and Q at the links below. Sun story goes as far as referring to it as a proposed Holiday Inn Express. They managed to get quotes from the area councillor (Loregio) and Economic Development. Although it doesn't name the businesses, they indicate feedback from at least two of them didn't show initial opposition. The Sun has said in their story they'll follow it through the process as the application is assessed. Between that, any other depth that other outlets contribute including perhaps the Journal and anything I learn myself I'll try to keep this thread updated!
