CONDITIONS OF TENDER
1.Interested parties must rely on their own inspection and knowledge of the property and not on the above or any other particulars or representations made by or on behalf of the Vendor.
2.Tenders must be received on or before 4:00 p.m. on Thursday April 10, 2025.
3.Tenders must be accompanied by a cheque, payable to Meighen Haddad LLP, in the sum of $5,000.00. Deposits accompanying unaccepted bids will be returned.
4.Highest or any Tender not necessarily accepted.
TERMS AND CONDITIONS OF SALE
1.The closing of any purchase and sale resulting from an accepted tender will take place on April 30, 2025, which will be the Closing Date.
2.The bidder whose tender is accepted will be required to complete a formal agreement covering terms and conditions of sale.
3.The bidder whose tender is accepted must provide evidence of the purchased funds available under conditions acceptable to the Vendor on or before the Closing Date. If the balance of the accepted tender is not paid as of the closing date the deposit may be forfeited as liquidated damages and not as a penalty.
4.The successful bidder will be responsible for real property taxes commencing January 1, 2025.
5.The successful bidder will be responsible for GST on the transaction or self-assess if a GST registrant.
6.The Vendor will have until June 30, 2025 to remove the hunting cabin and equipment on the property.
