What you?ll do: Reporting to the Director of Operations ? Ag, HABS, & Westman Aerial, the Business Development & Strategic Projects Manager is responsible for for driving growth, innovation, and strategic expansion opportunities for the Home and Building Solutions (HABS) division. This role combines external business development, contractor relationship management, and the leadership of strategic housing and construction initiatives, including Ready-to-Move (RTM) homes, housing partnerships, and other growth-focused projects. The position serves as a key connector between customers, contractors, suppliers, project stakeholders, and internal teams to identify and execute opportunities that contribute to long-term profitability and market expansion.
The incumbent will actively build and strengthen relationships throughout Heritage Co-op's trading area, identifying new contractor business, expanding existing accounts, and positioning Heritage Co-op as a preferred supplier of building materials and housing solutions. In addition, this role will lead strategic projects from concept to execution, including RTM development opportunities, First Nations housing partnerships, and other emerging initiatives that support Heritage Co-op's growth strategy and community impact objectives.
Key Job Responsibilities include:
? Collaborate on the development, and execute a business development strategy focused on increasing contractor sales and market penetration throughout Heritage Co-op?s trading area.
? Identify, prospect, and secure new contractor accounts while strengthening relationships with existing contractors.
? Establish growth targets and sales plans designed to increase contractor sales and expand market share.
? Promote the HABS value proposition and develop customized solutions for contractors and builders.
? Work closely with estimating, project management, and retail building materials teams to support contractor requirements in HABS.
? Conduct regular customer visits and maintain an active presence in target markets.
? Track sales performance and business development activities against established goals.
? Collaborate with branch and department teams to ensure exceptional contractor service and account support.
? Identify opportunities for housing, construction, infrastructure, and community development partnerships, including RTM Homes, Spec Homes and Rental Developments.
? Lead and/or collaborate on HABS project planning, feasibility reviews, budgeting, and implementation activities for strategic initiatives.
? Develop project charters, timelines, stakeholder communications, and performance measures.
? Coordinate cross-functional teams to ensure successful execution of strategic projects.
? Monitor project risks, budgets, and outcomes to ensure objectives are achieved.

? Monitor market trends, competitive activity, economic conditions, and industry developments.
? Provide recommendations regarding new products, services, and market opportunities.
? Maintain strong relationships with suppliers, manufacturers, contractors, and industry associations.
? Represent Heritage Co-op at industry events, networking activities, trade shows, and community functions.
Education, Experience, and Other Requirements:
? Post-secondary education in Business Administration, Construction Management, Project Management, Commerce, Engineering Technology, Building Technology, or a related field.
? Equivalent combinations of education and relevant experience may be considered.
? Minimum 5-7 years of progressive experience in business development, sales, project management, construction, building materials, housing development, or a related industry.
? Demonstrated success developing new business opportunities and growing customer accounts.
? Experience working with contractors, builders, developers, or construction-related businesses.
? Experience leading projects involving multiple stakeholders and cross-functional teams.
? Experience managing budgets, forecasts, and business plans.
? Strong understanding of residential construction practices and building materials.
? Knowledge of estimating, project management, and contractor workflows.
? Understanding of National Building Code requirements and municipal permitting processes.
? Experience working with RTM housing, modular construction, housing development, or similar projects is considered a strong asset.
? Experience building partnerships with Indigenous communities and organizations is considered an asset.
? Valid Class 5 Driver's License.
? Ability to travel regularly throughout Heritage Co-op's trading area.
? Ability to work flexible hours, including occasional evenings and weekends.
