Does anyone have experience with renters who decided to move out prior to their annual lease expiring, and disappeared with only a text message saying they moved out? How can I find this person? I have tried their previous employer with no luck. I need to find this person so I can give them papers for a court date but I don't know how to find them.

also be interested in how you track someone down. I had a tenant skip out last year owing rent and utilities. Apparently I have 6 years to make a claim against them but you have to find them first. Residential Tenancies certainly isn't much help. They just told me that they have no idea as to how to do that.

At one place I worked we used World Inveatigations Inc out of Winnipeg. They were able to find and serve court papers to someone that had disappeared. They found this person in Alberta. I don't remember what it costs, but the debt owing was large so it was worth it. Depending on how much is owing, it might not be worth the cost.

It is a big effort to find them, serve them, then even if you win in small claims, they probably will not pay. Now you have to find out where they work and apply for garnishment of wages. All takes time and money. Price goes up in a hurry if they are out of town/province. I looked into it and it just wasnt going to be worth the time and money. Its gotta be more than 2k to make it worth the time and effort and expense, for myself anyway.

" Maybe you should just consider yourself lucky and move on. I have a tenant that I wish would disappear. Constantly late, behind on rent, never pays utilities, till threatened with cut off etc. "

Would suggest if you are having that many issues you do have a choice. If you follow the residential tenancy branch rules and follow the needed steps you would have the ability to evict a tenant like this in short order. The rules are in place for the protections of both parties.
