Hot water tank

We have a 40 gallon electric hot water tank located in our very small cabin bathroom. We've been told we could have the hot water tank moved underneath the cabin (cabin is on stilts) and it would work fine and wouldn't affect the water pressure or anything else. Has anyone had this done? Is this a viable option? The other thing we've heard about are those new electric tankless hot water heaters and I wondered if anyone on here has any experience with those? Thanks!!
