Does anyone have any comments re: the proposed rent increase in Meadowbrook Village? We received a letter from the Tenancies Branch saying that the owner of the park has applied for a rent increase to a maximum of $538.00 per month (roughly $200.00 per month increase).

that's crazy!!! I thought lot rent was only $100 a month for the first 12 months if u buy a new home and then up to $300 a month after that??  
Is the $538 a month for the old part or new as well?  
and do you know if that would include the water too?

I live there, and we are NOT happy about this. We are contacting the rent board and writing a letter regarding their application for the 60% increase. Just because they aren't making the money on the new section that they thought they'd make, they are making the rest of us pay for it. It's not right. There has been nothing going into the older section of the park, therefore I don't feel like we should have to pay for all of their expenditures.  
 
Their rent in the new section is the same as in town. You can't ask people who live out in the country to pay the same as in town, we don't have paved roads, we don't have garbage collection, we don't have a water system. It is not right and I hope every tenant in that park voices their opinion on this unfair increase.

This makes me angry. I thought the $183 rent increase I got hit over a new roof at my apartment a couple of years ago was bad. In past 10 years, I've seen my rent go up by $267 and have no nothing to show for it.  
 
All the best in fighting this. The message to the rentals board of stopping insane rent increases must be and will be heard.

I Just hope that people thinking of buying a place out there realize they are going to be charged the same amount as the trailer parks in the city and you get nothing for it. Awful roads your car will fall apart on, no water system - we have had a boil water advisory for about 10 years now, no garbage pick up.. the new part at least has street lights, yay! Street lights in the country... exactly what everyone wants/needs *insert eye roll here* It is a joke.

We also pay monthly for water and a licensing fee on top of everything else. The road sucks, I could go mud-bogging in my driveway. If the whole idea is to get people to move out here, they're sure going about it wrong.

I was thinking about moving out there because of the low lot rent. Maybe I will have to reconsider! Not impressed.

What!? I just moved there.

They're only raising lot rent 60%. That's peanuts considering all they've done for us, I mean they put up a new trailer court sign. Who needs drinkable water or roads u can actually drive a car down. Why wouldn't you want to spend more money to live outside of town and have none of the conveniences of living in Brandon. ?!

For your sake, Hope I'm right and the Rentalsman will not approve the increase. I think by law yearly increased are limited to about 2%.  
I'm sure the letter you receive outlines your appeal process, make sure you and all your neighbours voice your opposition. It's just not right to make you pay for the new part you don't live in.

I've been there twice at my apartment over the landlord getting more then the entitled allowance. The rentals board seem to side with the landlord despite complaints. Atleast in the last major increase my apartment receive, in the report, there was atleast mentioning of people not getting stuff fixed that should of been fixed.  
 
I wish these folks well.

long term resident of Brentwood Mobile Home park I am glad I live here! Brentwood and the park owners (family owned)increase the rent every year but only at the rate of inflation!

From what I'm reading on government of Manitoba website they are permitted to make an annual raise of 1-3% without approval to tenancy branch. They are permitted one rent increase every 12 months.

That is absolutely a rediculous price to pay for a lot rental....we own our home with a huge fenced in yard and only pay $420.00 monthly and yes we do yard work but at least our street is paved & in excellent condition....IMO this landlord is being unreasonable and shouldn’t be allowed to even consider such a rental hike....it was not the people’s decision to add on a new trailer court section with new paved streets etc. if I were to buy into a manufactured home I sure won’t pick that area!

That $420.00 monthly is our property taxes just in case your wondering what I’m talking about in my last post.

I live in a so called trailer....today's term modular home. This is in Brandon, own lot. Pay $2600 per year. Currently there are 2 homes in the bay that are for sale. People still seem to have the perception of a trailer park...trailer trash mentality. Then they complain that there is no affordable housing. They see condos as a comparison yet don't see past the fact you need to pay a condo fee for the rest of your life owning the place. My property taxes are it and at $220 a month that is pretty decent for over 1200 sqft and a 55x120 lot. Having a lot rent without a ton of amenities seems pretty excessive.

I was just doing the math regarding lot rent. But since you brought up the trailer court instance that is the stigma attached to these modular homes. Yes I live on Kelsey Bay but our area is never referenced as Patrica Heights trailer court lol. I guess there are still a lot of "in my day and age" people. Lol. Point is $500 for lot rent is ridiculous. Even condo fees are too high, and they only get higher and want large payments eventually down the road. To truly keep costs in line one must own their own land.

Absolutely right. When you add 500+lot rent and drop a brand new trailer on those lots they are killing what makes a mobile park worth looking at. That's almost 1400 a year more then I am paying for property taxes and live in a good size newer home as well.  
 
I think they have made a huge mistake in even attempting to recoup their costs of new lots/expansion by passing it on to their existing renters.  
 
I know for me personally if I was living there and even if this rent increase was not improved I would be completely sour on the whole idea they even attempted this and be looking to sell asap and get out of there to a more affordable mobile park.

Now Brentwood is expanding with big lots, paved streets, paved driveways, city sewer and water. Lot rents start at $350 plus the city license fee which depends on the size of the home. Brentwood gets the lot rent and the license fee goes to the City of Brandon.

first off....any gravel road is gunna be terrible this time of year!! freeze and thaw cycles are terrible plus add to that the recent wet and heavy snow we had makes for terrible gravel roads anywhere. Yes it sucks but nothing you can do besides wait it out.  
 
Lot rent in Brentwood starts at $350 yes but only for like 4 lots.... all others are $400 plus depending on size! then add $100/month + for city licencing fees oh and don't forget to add your over priced city water/sewer monthly charges!! ive looked into moving there and have been weighing out the options.  
 
Yes the increase at Meadowbrook seems like a lot - especially to the people who have been there for some time - however the old owner didnt do a great job looking after the place and let everything run down. So now new owners have to bring everything up to todays standard, get the place cleaned up, and also pay the new costs to have a new part of the park open! Road work and utility work is not cheap!!!  
hopefully it gets reviewed and there is not a huge increase in park rent.  
 
but gotta say... the whole place does look a lot better now that theres new owners

How does the new place look better since the new owners? All they have done is put up a new sign and added on new places on the north side.

Nope there are no paved streets in Meadowbrook whatsoever. There is also no water treatment plant. The expansion has a cistern that water is hauled into, and the old part is a well that after a discussion amongst the residents not long ago, was revealed that it is an absolutely disgusting mess. No wonder we are required to boil it for use.

The letter that you received from the Residential Tenancies Branch states that the landlord has applied for a rent increase above the guidelines for 2018. Please note that this information does not show any rental discount that may be applicable to your rental lot as per our notice of rent increase. These discounts (if applicable) will continue to be honoured. It is the intention of A.S.H. Management to increase your net rent by $40 per month for 2018.  
 
If you are a new tenant and already are paying higher rent then this $40 monthly rent increase will not apply to you. Your rent will remain the same as per your Tenancy Agreement.  
 
The future rent increases will be minimal and we will continue to offer applicable rental discounts. We will be holding an informational meeting sometime in late April to answer any further questions. We will advise you when a date and location of this meeting are arranged.

Far cry from 60% as stated

There’s been a lot more then a new sign and new part of the park!!!! They’ve bought old run down trailers and put in new ones and as well as making existing renter clean up the disaster that was going on out there. Place looks great now. Most junk gone!! Well done.  
Also they’re working on a water system for everyone.... but a cheap investment by any means. Also.....doesn’t get done over night!

Other than a few people upgrading their trailers, the place looks almost identical to the way it was before ownership changed hands. Nothing has improved for the original tenants.

it DOES look different!! look at the load and loads of junk hauled out of there. Existing tenants were forced to clean up their yards and "declutter". It all takes time , but yes it has changed in appearance since the new owners.
