I went down this road a few years back and here was my experience:
Bit of background too. I already owned a fairly new modern home and it was in a small town about 1.5 hr drive from Brandon. Not much for work choices so I started working in Brandon, which was getting tiring driving and the costs even at $1.20 ish for gas added up that my affordable home lost out to travel costs. In the city of Brandon, there were not any areas of land available to own and put a home on. Even in existing parks, to try and move a slightly used home (even if it was the same size, brand, colour and model year as existing homes already there), no options to bring the home in. If any park seems to expand, it also comes with strings that a new home must be purchased from a specific manufacturer and that is it. Any community within a 30 minute drive of Bandon also netted no options. Some won't allow them at all. Even brand new ones. Others had some bylaws that would allow them, but as long as they were within 10 years of new, and at the time, mine was exactly on its 10th year so they wouldn't even consider stretching an inch for me. I finally was able to sell it for a respectable price, but in the end, I barely got my investment back and lived in it for 10 years, so as far as a home being an investment, mine did not gain. I can say that my cost of living for 10 years was my interest on the mortgage, which was cheaper than rent. but no real gain in net worth. That was also in around 2013 to 2014 I was attempting this.
