If not low income, be aware that EffMb requirements are very specific as to quality of windows. I bought triple pane windows from a lumber yard, but they did not meet EffMb specs. The windows/doors have to have a certain NRCan number rating. They only allow you $50 rebate per window/door. The cost of higher spec windows compared to regular triple pane could be more than $50. Just a matter of the long term quality and energy savings you want to achieve.

I don't see any "low income" program on this site (granted I glanced quickly). Just wondering where you find that information and exactly what they consider "low income"?
I own a rental in Brandon and we really need to replace many of the windows but due to losses from two really bad tenants in a row we have actually lost money the past few years. Just staring to catch up again and we have good tenants now and we are hoping to keep them happy by doing some upgrades as soon as we can.
