Now even though you have a newer home but never had a mortgage banks don’t want to loan you anything or borrow against it unless you have a mortgage?! And they would like a assessment and make your loan a mortgage! Is that FAIR? Especially for over age 55 people ?
So why have a house?
Is it written anywhere for people that finance has changed so much that we had no idea?
So basically I feel the need to sell and not update or renovate and just rent.

Assuming you have a credit score, you would likely qualify for a secured line of credit against your equity? That's how most secure borrowing is done these days apart from a mortgage. Usually you can borrow up to a certain percentage of the home value (maybe 80%) in a secured line of credit, but you need an appraisal first.
If you're not getting anywhere with the bank, maybe try a mortgage broker. I don't know if they can help, but it's worth a shot.
Also, do you have a credit score? If you don't have other kinds of borrowing or credit cards etc, you might now have a score. It would be hard to get lending then too.
