Quick walk throughs don't work anymore...

Yeah, most landlords have caught on to the tricks done from a tenant moving out. We will sometimes wait up to two weeks before officially signing off and sending the deposit or what's left of it (if any) with the repair/cleaning statement, with some of them. Yes, go to the Residential Tenancies Branch (rentalsmen) and ask them to represent you for the request of the security deposit. But it will take some time. So, don't count on that money for covering your rent for this or next month at you new location. It's unbelievable what tenants try to pull off when they leave. One time the windows and doors were left open to "air out" the unit on moving day, only to discover after they're out and the place was closed up over night that it stunk so bad the following day. The cure to that was carpet cleaning and paint. Just because the landlord missed something on the walkthrough and says it "looks good", shouldn't mean the tenant gets a pass on the problems left behind. It's amazing how things get discovered the next day when there's natural light and the "follow through cleaning". The 'ol toothpaste filling the hundred holes trick shows up. The crazy glue to hold all the fixtures and cabinets long enough together 'til we're out with the cheque. Jerry-rigged appliances and toilets. Marks on the wall that can't be seen under a sixty watt bulb in the evening. They know that it's more than normal wear and tear and some tenants do their best to hide it and play innocent and dumb. How about the old excuse that "the truck is coming" to haul the big furniture next? ...But it's really there to be last to hide the stain/burn/ rip in the carpet or the actual full intention is that stuff is going to be left behind. My personal favorite was when the old tenant used corn/vegetable oil on the vinyl plank flooring to hide the gouges and scratches. Looked great until everything started sticking to the floor.
Those days of "take the money and run" are over. Here's something to remember... The landlords rights are that security deposits can be held for up to fourteen days after the tenant moves out. Gone, is the fake forwarding address and the deceitful coverups/fixes. Know our rights (landlords) so that you can understand your rights.
