I'm interested in getting into realestate investing, whether it be for rental properties, flipping, or whatever opportunities present themselves.  
 
I'm wondering if there are any other realestate investors in the area with any advice/horror stories or even somebody willing to mentor somebody just getting into the biz. With such a high occupancy rate there must be some good opportunities!  
 
how should one get into the business, how do you measure risk vs. reward and what are the best ways to make a living at it?
