If you have prospective tenants and they cannot or will not provide you a reference from their CURRENT landlord( that you can verify), turn and run the other way......sadly speaking from experience!  
 
I guess that I was being a bit naive thinking people are honest, a hard lesson learned here!

I agree but depending on the situation, people should need to provide a reference just like a job but there need to be exceptions such as first timers, ex someone moving out of parents for the first time, they wont have a reference.

Dont lump everyone in the same category thanks. You have to also rely on your personal take on the person. A piece of paper with a random unknown name and phone number could be anyone. So you can't just blame dumb crap happening on lack of references, your personal people skills and judgement come into play just as much.

I suggest landlords in Brandon have a group and meet once in a while to exchange their experience regarding their tenants,. We need to make a black list of bad tenants so nobody rent them anymore.

As an earlier post suggested, it comes down to you think of the person. Yeah, there some bad tenants, fair enough. At the same token, some tenants have bad landlords (or had a bad experience with them) so using them as a reference wouldn't be best. In some cases, a person lost contact with their previous landlord (landlord moved) so providing a reference wouldn't work.

Yes landlords can get together and cry their blues or they can actually use their own discretion. There are many bad landlords all over the place just like there are bad tenants. One needs to use their own wisdom. I'm a business owner and have been warned to stay away from dealing with certain people. I however have a choice to listen or to give those people a chance and thus far have been pleasantly surprised that the people giving the warning are often the problem makers. I'm not saying this is the case in this situation. No doubt some spoil it for the rest. But as a landpord/ business owner that is part of the risk. Every person deserves a fare chance in this world. We have all been in bad situations and can learn so much from them. Let's make this world a better place and see what we can do to make a difference in society rather then make complaints about people and things. We have it so good here and need to keep the big picture in focus.

we have had tenants for over 10 years and we have had great ones and really disrespectful ones, which we had to have thrown out due to drugs,  
abusé, etc.  
they came with good references- (lol) , so it's live and learn -  
the last guy, his mother vouched for him too but James was the worst ever- he is no longer here-  
as Dr. Phil says- move on- our next tenant was Excellent and we were so Grateful as we are also Great landlords - it's a Gamble

There are just as many shady slum land lords,they sure want the rent but sure don't wanna fix nothing,so it's not just the shady tenants it's the shady land lords and they have all made there name in brandon,so I guess there is also a black list of shady landlords too!

Maybe tenants should start up a group, and team together to inform the general public about shady slummy landlords?  
 
I like what was said. Don't prejudize everyone based on one bad experience. I know being a landlord can be very difficult, and seem thankless. Since you wouldn't have much correspondence with your tenants unless something "happens" but, let's not forget. Everyone is people.  
 
Like Listener said. We are all in this together.

If both tenant and landlord do what they are responsible for they can live happily ever after!  
I was tenant before and I am landlord now. I am the same person as I was before. If tenants take care of the place, pay the rent on time, and communicate with landlord when something needs to be fixed, and if landlord fix things when they need to be fixed and communicate with tenant, everything goes smoothly and with no headache for both.  
They both need to have a mentality that they are two sides of one coin. One side enjoys living in the place and the other side enjoy the business and they both have responsibilities to keep the place enjoyable. If coin breaks both sides will break and nobody is happy.

Both sides have responsibilities and then everyone is happy.  
 
It's when one side stops paying the rent, the utilities etc., that's when it all falls apart!  
I could write a book on how tenants can make your life hell.

Again the tenant is being blamed. This is no more the case then the landlords not doing their part in keeping things repaired etc. So many people like to point fingers and blame the next. Each do our part and what we are responsible for and it will all be fine. Boo you are pushing all the blame on the person not paying. Sometimes this is the only way to get a landlords attention. We all have responsibility

A lot of times it is tenants,but look at all the slum lords in brandon,you ask most people renting and everyone's heard the same names come up,they all want the rent but don't wanna fix nothing or take responsibility for there rental property's,for example my friend's were renting a house from a landlord that owns a business in renovations and the landlord didn't want to fix nothing for the family with 3 kids,and how can't he fix nothing he has all the supplies at his business????? So to make a long storey short it's a 50/50 deal tenants must pay there rent and land lords must fix there rentals,you got you rent for the month so should be no resin for any land lord not to fix the houses up!

is complaining about Boo putting all the blame on tenants -yet how does Listener know that in Boo's case the tenants aren't the whole problem? Listener prefers to blame the landlord but we cannot know if Boo is a bad landlord. It is very possible that Bee keeps the home in good repair and the tenants still have failed to make their rent pay. I know a landlord that bankrupted himself making repairs on 2 rental homes while the tenants did not pay for months-eviction can be difficult too, even with no payment being made. Then of course the landlord tries to be the good guy and give one more month to have payment made-and still no money. It isn't always the tenant, but sometimes it most certainly IS the tenant that is at fault!

That's exactly what happened and the struggle to evict on non payment of rent was overwhelming. I went several months of tenants not paying the rent and still repairing anything that broke or needed replacing and still could not evict them.  
So, Listener, still think I am a bad landlord?

It only takes one to give every one else a bad name,for example rottweiler's but yet there the best family dog to have,but all it took was one crack head with a Rottweiler to give all Rottweilers a bad name!

That moves in and takes advantage of the landlord after that until the landlord can get them out. Just have to check the QB registry to see a pattern. I would never be a landlord.
