Thanks for reaching out on the forums to try to get a read on needs. I don't think any one person will be able to by themselves give you an opinion of the city as a whole but as the posts add up I imagine you're going to get a solid feel for what might and might not fit.
Personally I've moved away from burgers over the last while. If opening another I'd want to give an honest look at how Five Guys are doing (I don't have that answer) and how another place would distinguish itself from them (price, location, atmosphere, options for toppings/sides, etc). Also it was a while ago but would look into a burger place called Juniors that was on 18th St to get an understanding of what they did right and what they did wrong.
I saw someone mention Cora above. Doesn't have to necessarily be the franchise, but somewhere that specializes in breakfast and items you wouldn't necessarily find on the breakfast menu at traditional restaurants.
I also still think there's an opening for someone to do a true presentation-oriented bakery with coffee, deserts and a bit of a sit down area. One that's in a higher traffic area where you walk in, look in the display case and are pretty much forced to walk away with a few items because of the attention to detail, quality, freshness, variety, uniqueness. The closest I can think of off the top of my head is what Coffee Culture has, but on a larger scale as far as food they have on display to sell. Maybe this plays into a somewhat Panera-like concept too. Asterisk being I don't know enough about this kind of business to know what kind of scale a market our size can support.
Also a big fan of the Mongolian grill concept (think HuHot in Fargo/Grand Forks) and think it would do well as an alternative to Chinese buffets.
