Rented suite expectations not being met by tenant

I need a bit of advice. My husband and I rent out the basement of our house. I am home all day during the day and very respectful of the tenant we have downstairs, I have lent her movies, I am very nice and cordial to her and if she needed assistance with anything we have helped her. I am a heavy walker and I know sometimes she works during the night and sleeps all day so I creep around. I have not always had the best renting expeirences and I wanted anyone renting to have a good expereince and have a place where you can have your friends over. When people come to the house to look at it we are very upfront and tell the renter of the two shared utilities and just general stuff. THe renter we have we told her you can people over you can have guys stay the night, we don't care about that just no parties cuase we all work. she said that was fine. In the time she was here she had two parties and we were ready to give her her notice but we are too kind of people and just had a chat with her abou it. While she was renting the fridge in the suite went, it was only a week or so old. We had someone come in right away and fix it and we reimbursed her for her lost food. Well now she has given her notice and I gave her a list of requirements that you would get at any place you rent. Her mother phones here and freaks on my husband, stating we jerked her around with the fridge, and she didn't know apparently about the two shared utilities. Her mom didn't know about her partying , the renter told her some screwed story. I am mad, and my husband is mad. This is all crazy, we were good to her and to have her mom calling us freaking about this stuff. Now what I want to know is every place I have ever rented i have had to steam clean the carpets. Is it wrong of her to do this? she thinks it is. Her mother is mad that we are having her clean it beucse there are some shelves that she never used and had to clean. THis is what we all requested her to do ? Clean bathroom( sink and toilet) as well as washing the floor and the shelves you had used
? Clean up any marks that may have accumulated on the walls.
? Vacuum all the carpet downstairs and the stairs as well as steam cleaning the carpet downstairs as that gets done with every tenant.
? Clean out microwave, fridge, clean the table and the kitchenette.
? Make sure there is no dust on the fireplace or the shelves in the bedroom.
As well we were gonna mail her her damage deposti after it had been inspected but they want it that day. Just need some advice on are we asking her too much?
