Is there a place where you could do a name background check on future and past tenants?  
 
The reason I ask is like some other landlords the experiences with certain tenants can be undesirable and costly.  
 
I have several past tenants that I would not recommend for other landlords to rent out to, period.  
 
I have discovered the tenant tends to have more rights going through the tenancy board process, which as an owner is costly to the investment and the bottom line.  
 
There are also those times where an agreement can be made with the use of the tenancy process, although from a landlords perspective we wouldn't wish that tenant on anyone else.  
 
Are there services that protect us against undesirable tenants which are reputable?  
 
I know you can pay ~5.00 to search the tenancy data base for names, but that doe not cover where an agreement is made to go separate ways without the use of the tenancy board.  
 
Thoughts....comments on keeping our investment profitable?

You can put anything " reasonable" in the rules. I really do wish some landlords could have a group where they say don't rent to x. You may also be able to ask for a criminal record check. Also if you google queens bench with their full name some things will pop up.

Create an application form that your prospective tenants have to fill out and give you. i:nclude employment info and reference checks. You can also ask for previous landlord names on there, and ask if you can contact them.  
 
I've found that the application form itself is often enough to scare off the 'bad' tenants.
