Does anyone have info on the amount of land transfer tax is and when it is paid?  
People say your lawyers fees are around $1500 total but I've heard your land transfer tax is paid to the lawyer and is about 1% of the purchase price which would be much more than $1500.  
Anyone have experience and knowledge in this?

Donald legal website and click real estate. they have a box that you enter the house price and it calculates the land transfer tax for you.

You cannot go on $1500 legal fees. Land transfer tax is unique to what you pay for a home and there are many variables. They might be infinite.  
 
It can be a huge part of the buying process.  
 
Manitoba has one of the highest land transfer taxes in Canada.  
OP if you have retained a lawyer, that closing fee might be 1-3 % of the purchase price.
