I see what was done to keep the flats between downtown and the hill protected permanently. It makes me curious about how they intend to do this on that plot of land. And how desirable the bottom 1 and a half stories of a riverfront property will be once this is taken into consideration. "
I was told that the elevation has been raised to well-above the 1 in 300 year flood level. The last pic in the post gives some idea of where it's been raised to but a pic is never a substitution for going for a quick drive to see or a question of the developer for more info still.
Re the 34th crossing, it all needs to be assessed within the big picture of the win-win public-private partnership that was agreed to. The $860k from the sale went to fortify the dike to protect the golf course. In 2018 The completed development was estimated to bring in 174k/year in tax revenue for the city, not sure if there'll be an updated number tonight. There also ends up being an updated arena, etc etc.
The new info is that (up to) $3.5M would have to be borrowed for the crossing. That number in 2018 was $2M. It will be interesting to see what makes up the difference and what constitutes the "up to" part. I trust that council will ask the questions they need to ask to assess the big picture, but for folks with an interest in the project the public hearing will be a great place to start.
