The Most Perfect Neighborhood

What is the perfect neighborhood?
In my opinion, Waverly depresses me. Endless streets of McMansions and suburban hell.
What would I like to see?
Smaller, more efficient, well laid out houses where the garage isn't the largest room in the house. Get the cars outside where they belong. I think Princess Park would be a wonderful area, it just needs to be redone by some like minded people! Clean up the area, and focus on building a COMMUNITY! Restored homes, quiet streets, a great park for the kids to play at, plenty of green space, and in the middle of the city. Imagine if the right people purchased the homes in the area and restored the area, bringing families downtown, and cleaning up the area.
We keep complaining about downtown dying. We need to bring the people back. Correction, not just random people, we need to bring the families back to downtown, and away from the suburbs. Caring people, who are concerned about their community, who can work together to create a better downtown. Everyone tries to bring people downtown, but let's bring the community downtown. Create a safe environment by having safe people working to build a safe community.
This can be done in the new developments. More green space, less garage. Less roadspace, more parks and open areas with activities. Instead of suburban homes, build smaller friendly communities where people interact with each other, instead of ignore each other.
That's my rant. What do other people think would be ideal.
