this is the case with all realtors. Also it was my understanding it was a conflict of interest for realtors (again not all) to take advantage of their intimate knowledge of the market. What i have said goes along with the OP. Agents are the reason housing in Brandon is WAY overpriced. When was the last time market value went DOWN in Brandon? It seems to fluctuate everywhere but here. Maybe if they didn't buy every cheap available property, and left some for the average person. This wouldn't be as big of an issue. I am not saying this is typical to just agents, good luck trying to find a contractor to build a house for less than 200k. They too, are responsable. At no time did I say it was TOO LOW. If you read my post, rather than just take offence to it, you would see that what I said was they take all the houses priced reasonably, exploit the fact that immigrants have pre-approved mortages and used that to their advantage. What i was driving at was it used to be, when you bought a house, the cost to make it sellable. was DEDUCTED from the asking price. Not added to it. My experience with agents has taught me that the market in Brandon has increased in worth for %5 every year. That makes, by my calculations, a house worth 50k ten years ago worth 75k today. But it isn't. It's somehow worth 160,000. That's what sounds RIDICULOUS to me. IF agents went out. bought the 100k house did 5k worth of reno's and turned around and sold it for 125, i think people would be less inclined to question it. Which is the reason for this thread. People aren't understanding WHY. And thank you for not being one of these people.
