in Glendale. I did a lot of mobile home hunting and checked out in every mobile park as well as I hunted for the best mortgage. To answer your questions:
1) Yes you pay lawyer fees-same as purchasing a house. The fees range starting usually about $900 for the fees and then you have legal disbursements on top of that usually putting the total legal bill about $1800 give or take.
2) Yes you pay CMHC fees if you do not have 25% down. Credit unions do not offer mortgage rates for older mobiles they offer personal loan rates. Other major banks such as RBC offers mortgage rates and mortgage terms, meaning you can finance for 25 years. This also depends on CMHC approval. I purchased an older completely remodeled mobile and was able to get mortgage rates and mortgage term of 25 years. Not very many banks will turn you down for it being a mobile.
Yes, insurance can be more expensive on an older mobile as well.
