The residential tenancies allow a 1.1% raise this year. Doesn`t cover very much.

I think a landlord can raise rent more, but they must show justification. Improvements to the property for example.  
 
I''m a landlord who spent 6 hours cleaning a property yesterday that the tenant claimed to have cleaned when they left by the way. Tenants in Brandon are rediculous! :D

I just entered my rental property today, it is completely trashed and is going to cost thousands of dollars to repair the damages, and that is with an insurance claim.

I wish there was a way to penalize landlords for having the place in unrepair when you move in. When I moved into my old place the stove didn't work, walls were dirty and looks like the previous Tennant took mirrors off the wall and my tub was filled with dirt. I was unable to use my shower for months after I moved in (landlord was aware) and he did not replace my stove for 3 months my dad ended up selling his stove from the rental property he bought in Killarney as he replaced them with full sized ones. When my fridge quit working I notified him (lost all my food) and he swore and yelled at me. Took no action when I told him that someone got into your place because of not enough security (you could open the door with a credit card, no deadbolt, it was 2 basements suites with separate entrance and the door was from the 70s. Just a hallow cheap inside door the a push lock). When he washing machine took him 6 months to replace. Didn't finish windows when he installed new ones and insulation was exposed for who knows how long I left when it wasn't finished after 5 more months (old ones had to use a peice of wood to lock it) I paid cash early each month. He would not give us notice when he would come in but when he did. I finally gave him my notice and he wanted another month the rent because it was during the Evactuation (which I had no otice for as I was at work and was not notified) when we finally got back in I cleared out my stuff cleaned it all down, even stem cleaned the carpet and he refused to give me back my deposit even though the place was in better shape then when I got it. Landlords what do you have to say about that

I am sure glad I had great landlords and we respected each other. I know there must be more good ones out there.  
 
They don't buy a property to lose money, it is an investment to make money. The going rate in Brandon is high unfortunately. I too struggled to make ends meet when I was in an apartment 16 years ago, so I think rent is going up the same as everything else and really why shouldn't it? But if a landlord has made this investment, you would think they would want to keep their tennent's happy, places looked after outside and in. Good on a person who can afford to buy a rental for extra income. I certainly would not want the hassles of owning a rental, but if that is their choice of investment, they should be making money.

Why would you move in to begin with? If thats what it looks like when you move in you must know its not going to get better!

I commend people that have worked hard, made smart decisions and made real estate purchases in order to supplement their income. Everyone wants something for nothing. If you cant afford it, that is not their fault or problem, its yours. I guarantee the people complaining about the pricing still have things they dont need, that they value more than a home (ie vehicle, internet, flatscreen tv, cable, cell phone, ipads, playstation, etc etc). Stop blaming others because you dont have what they do. Make smarter choices.

The house that they were renting sold sooner than our landlord had advised it would be and had about 3 weeks to find a place for me. when we went to look at it we expected it to be in living orderror as the previous Tennant haven't moved out yet. It was that provides death trap for $100 more. I was making less than $10/hours and could not afford much

Not every other email has a choice. I couldn't afford collage/University to get a degree. I was working 2 min. Wage jobs and barley scrapping by because it would cost me $3000 come tax time. I drove a vehicle that was older than me. Had high precriptions bills and unable to afford medical care. I never had the best of everything I actually bought my dishes etc. While I was working in high school. Not everyone has friends and partners that they can live with. Not everyone gets an easy start.

Why some people think that landlords are monsters. They think that they are greedy and the only think of grabbing money out of tenants.  
I am a landlord and the difference between landlord and tenant is that most landlords save more money, make sacrifices, and purchase a property instead of purchasing everything here and there. Many of them are nice , considerate people. My taxes, hydro bill, and all other expenses are going up every year more than what I can or I want to increase the rent . Rent can only go up like 1 to 2 percent every year, but hydro can increase their price by 10 percent and nobody complains. You complain about landlord because you do not go anywhere if you complain about hydro company or city.

Just saying when you move into a place you would expect things that are included for use with the rental to work instead of getting yelled at for informing them. And not having a shower to use??? Having exposed insulation with a pet around and possible allergies just because you want to save a few bucks??  
 
I know houses can be expensive but so is single living, average cost of a mobile home is over $100,000 not to mention the lot rental of $400+ a month. The average "good neighborhood" rental is $1,000/month for a single bedroom. That is very hard to pay for a single person. When I first looked at a place in an apartment block (10 years ago) it was $690/month and I got turned down on the spot as my wages went high enough rent had to be 1/3 of monthly wage) There can't be a lot of people making more than $2,000/month who don't own a house I was 6 yrs into a professional job and I was only clearing $1,600/month.  
They are renting out single rooms (as is only 1 bedroom shared place) for $600 now sorry but that it high. I know you can probably can get on in a small town for cheaper but are you going to drive 1/2 hour to 1 hour twice a day (especially in winter with road closings etc) especially with the cost of gas.  
 
Getting your own place should not be a nightmare, it is a responsibility but not a nightmare where you have to play dice with saftey

So move to a 'clean' home. I'm sorry, but there are plenty of rentals out there that are clean and a great place to live. I'm so tired of your common thread about how evil landlords are and how they look down on renters as second class citizens or something. Yeah there are crappy landlords out there, and there are crappy tenants. So move on and find a new place if you're living in a dump....sheesh

Two fold problem:  
1. Property values and rents are going up faster than wages. This affects everyone.  
2. Regular wage earners see value in property so they invest their wages into rental units hoping the income from property will out pace the diminished purchasing power of their own wages.  
 
No easy answers, but why rent. Save everything you can and buy your own place (not easy).

Who wanted cheap rent banded together, pooled their cash and bought a building they could share and charge a nice low rent that they believe is acceptable.  
No profit of course because that would not be fair to the people renting.  
 
A cooperative is not a new idea by any means so why have people not gone it?

Has your friend considered buying a mobile home? I know of 2 nice places in Brentwood for $55,000.

you still need to have a down payment? If people are paying so much in rent, how do they save for a down payment?

Do without some luxuries for a bit. A down payment for $55000 wouldn't take too long if you were seriously committed to saving for a better future

I am too lazy - but please work out how someone, say making $17 an hour (kind of high for an average job in Brandon) and pays $850 - $1000 in rent can save? Keeping in mind they might have a car that needs insurance every year - $1000 (only using that figure because my car is that much and is a 2004, with full merits). They need this car for work. Groceries, water, hydro, health necessities, internet - that is a big one do they really need it? I think in today's world yes. Not the fastest, highest speed, but there is just so much information on the internet, I think in time it will become an essential. No eating out, no movies, no extra activities.....tell me how how much one could save a month?

On a mobile home that is over a certain year cannot actually carry a mortgage as far as I know. I could be wrong. The OP has worked at the same place for 8 years and makes $20 an hour. He should be able to get a loan with good credit. I don't think the same amount of down payment is required. Again I could be wrong.  
 
No a vehicle is not a necessity. There are many ways to scrimp and save if someone truly wants to. It does need to be a family effort.  
 
Do they have TV, newspaper, eat out, buy clothing new (not 2nd hand), how many cell phones, can cut back plans/bundle etc, conserve water/heat to keep bills low, coupons/sales for groceries, cut off extracurricular activities, child support

if taxes haven't gone up every year since forever to make sure the weak and lazy unionites were able to flourish and grow like weeds in this city, I'm sure things would be a little more comfortable for those who are fighting to make things work out. Professional welfare is necessary to keep those folks from having to work to keep their jobs. I don't mean to bring attention to those 91 people that make over $100 grand a year. Just 60% of them, and maybe 33% of those under them, and then 20% under them.

I agree with the point that who can save enough for a down payment on a property. I have looked at trailers in the past. Went to see a 1975 ish 1 bedroom trailer at $55000, my dad builds homes for a living and just by looking at it it needed $30000 worth of work. Like the carpets were original, needed new cupboards as well there werent any, and basically all walls as they had wall size pics on them. The realtor who I was working even said she would not recommend it as the floor in the bathroom were rotten through and when you went in the floor actually went down. Not trying to be negative but it is an example of what was out there.  
There is also a shortage as we have many new immigrants coming to Brandon. I don't know if they know about average cost of living here but it is probably one of the reasons.  
 
I'm also not saying that all landlords are bad I just had a really bad experience for my first place. And personally I don't think him yelling me when my fridge broke down was right, I could tell it was old as they tried to fix it at one point with caulking. And when he replaced my shower I did not have one for a about 6 weeks.  
 
Also I know that some Tennants are angels too, for a few years he had a small duplex unit and we ended up with a bad one.  
 
You could argue all day about this but when comes down to it, it is really about freedom of speech.  
 
By the way I was lucky enough when my parents built thier new house as they have ano apartment space that I am currently renting from (I actually give them rent)

yes, a vehicle is needed in some work. I at onetime worked 5 miles out of town, walk there? Some places like you to be able to delivery articles, go to the bank, mail...all using your own vehicle.

Pretty sure he is talking about people who don't respect others property, who trash their rental, don't clean anything, don't pay their rent, etc. People who have had tough times can still look after the place and keep it clean. "Skids" for lack of a better term are just lazy slobs and couldn't care less.

Are a very decent company to deal with. I've been living in the Sheridan apartments for almost 6 years now. They are compassionate and understanding. I strongly suggest your friend check into a rental with them.

First place I tried to rent 10 years ago was 650 a month. I was working 2 jobs at the time. She shot me down right there because she said that 1/3 of my income had to me for rent... so basically I would need to bring home 2000 after taxes and month  
 
Now for someone on disability we have 800 a month to live off that is food, rent, transportation, clothing, meds that are not covered now how am I supposed to live....
