Advice/info on apartment lease

Good morning eBrandon.
I''m looking for some advice on a lease I am on for a rental apartment. My lease is up in June, and we are hoping to move by the end of April/early may. We have been renting this apartment for 5 years or so, with a perfect renting history (on time every month) and a good relationship with the management. I should note that it''s owned by towers realty.
My question is, what are my options here if I was to back out and move before June when my lease is up? Do I have any wiggle room seeing as it''s so close to the end of term? I have never been on a lease agreement like this before, so I don''t know how to go about this...
I''m wanting to make sure we leave on good terms and don''t make anybody angry. But I''m also concerned that if I say we are leaving a month or so ahead of time, they might try tacking on "losses" or something else rediculous like that. I wouldn''t put it past this company to persue somebody for something as small as a month rent.
The place is going to need work when we leave as it''s been lived in for 5+ years and was in need of new flooring and upgrades when we informally moved in. So I would say they have a fair bit of work to put into it before anybody else moves in. I have a house ready for us where we are moving to, so I'm not against picking up and leaving when we are ready. But again, this company seems to be the type that will persue and try to bill me for something ridiculous if we leave one month early.
Any info or advise would be GREATLY appreciated on this matter!
