Good morning eBrandon.  
I''m looking for some advice on a lease I am on for a rental apartment. My lease is up in June, and we are hoping to move by the end of April/early may. We have been renting this apartment for 5 years or so, with a perfect renting history (on time every month) and a good relationship with the management. I should note that it''s owned by towers realty.  
 
My question is, what are my options here if I was to back out and move before June when my lease is up? Do I have any wiggle room seeing as it''s so close to the end of term? I have never been on a lease agreement like this before, so I don''t know how to go about this...  
 
I''m wanting to make sure we leave on good terms and don''t make anybody angry. But I''m also concerned that if I say we are leaving a month or so ahead of time, they might try tacking on "losses" or something else rediculous like that. I wouldn''t put it past this company to persue somebody for something as small as a month rent.  
The place is going to need work when we leave as it''s been lived in for 5+ years and was in need of new flooring and upgrades when we informally moved in. So I would say they have a fair bit of work to put into it before anybody else moves in. I have a house ready for us where we are moving to, so I'm not against picking up and leaving when we are ready. But again, this company seems to be the type that will persue and try to bill me for something ridiculous if we leave one month early.  
 
Any info or advise would be GREATLY appreciated on this matter!

Why not talk to them about it. Worst they say is no and you proceed from there.

You are legally on the hook for rent until your lease is up, end of June. You could talk to your landlord to see if they would agree to let you out early, but they certainly don't have to. You could also look into subletting for 1 month.The residential tenancy branch will have all this information for you. It can also be found on their website.

If you have been decent with the landlord and give them lots of notice it usually isn't a problem. It gives them time to start making repairs or advertising the place. Like others said you are obligated to go to term but with enough notice many professional long term landlords are good about cutting short on a lease.

If you are great tenant just to your landlord maybe they will allow for some flexibility although under normal circumstances you would be on the hook until your lease ends.

Your landlord might have a list of people waiting to get in. Either way I would talk to them.

Talk to them. Like another person said, the worst that can happen is that they say no, and then you look at other options.  
 
But some places do have waiting lists. Many years ago I suddenly had to move only 6 months into a lease after being there a couple of years. The landlord basically said no problem because he had several people on a waiting list. It was all good.
