The for-sale sign has come down from the previous Shell location at 1108 18th street and development now visibly underway on the next chapter in one of the city’s more visible properties directly across from the Keystone Centre.
Following the beginning of work by a local excavator on the property itself, as of this morning efforts had now extended to the need to temporarily close a portion of 18th street and re-route traffic.
Via a representative of Calgary-based Hardrock Properties, purchaser of the property, a new building will soon be constructed for occupants with the sights and sounds of pile driving not far away and foundation work to begin after work presently underway on service lines is complete. All-told a building that at this point in time is described as a retail building consistent with area zoning is expected to be complete in the fall.
No further information is available on the nature of the eventual occupant(s). As is generally the case with the local rumour mill, speculation in the community has covered anywhere from a bank to a convenience store and presumably a point or two in between. In the immediate term the main takeaway is that traffic disruptions on 18th street related to this particular development are expected to be short-lived while the service line portion of the project is completed.
A Holiday Inn Express is currently in the process of building out on the same block of 18th street with a summer 2020 estimated completion.
