A Victoria Avenue property long associated with retail in Brandon is in the opening stages of renovations after a tenant has committed to a portion of vacant commercial space, the developer of the property known as WestVic Common has said.
Landstar Developments has confirmed that a 6500 square foot portion of a larger space once occupied by retailer Zellers at 3409 Victoria Avenue has been leased. The nature of said tenant is not yet disclosed, though its known that they will occupy the Southeast corner of the building.
Prior to accounting for the 6500 sqft tenant the total amount of vacant space had amounted to 83,300 sqft. The space as a whole including the unleased portion is planned to receive a series of updates in the coming months to modernize the building and better accommodate both the committed tenant and whomever may eventually occupy the remaining over 76,000 square feet in whole or in part. In light of developments, the site plan most recently marketed online and in signage on-site will be updated with further details forthcoming pending the application process
Contractor removes a covered addition on the East side of the building on Thursday
The initial steps toward those renovations were noted by members in the eBrandon discussion forums earlier this week with a contractor having removed cover once used at the East of the building as Zellers’ garden centre.
Though one new tenant does not yet necessarily a development make, the news of progress at the location is bound to be welcome by West End residents in particular at a time when commercial openings in the city continue to focus overwhelmingly on 18th Street.
Plans made public in 2016 for an expanded Sobeys store at the location did not come to fruition with the grocery store maintaining its current location at the West side of the property and no indication of there being any change.
Temporary seasonal popup Halloween Alley has operated out of a portion of the for-lease space since September but has since closed its doors for 2019.
Updates to the property are expected to be complete by the summer. Further information will shared when known.
