I am looking at buying a house in the south end of Brandon. Wondering where we should be worried about water in the basements?

Drive by the areas and look for sump pump hoses on the street.. those are the wet areas

Isn't that why cheaper area to build and buy in? Thought the area lies on marshland??

Most houses that usually have sum pump hoses out or even running by now, don't have any water coming out yet..  
 
It is not just the south end but even Brookwood has houses that have sum pumps running all the time. I know of few houses that have shifted in Brookwood due to water table being high.

We are looking on 9th street closer to Patricia

In the south end  
No sump pump in our home

We have a cabover and love it  
 
The basement is not deep as it is essentially a bi-level. I would think twice about buying a house with a full basement in this area as their sumps run a lot. We don't have a sump and have had no issues

someone told me 3 years ago that houses on 9th street closer to patricia are ok for no water in the basement but few houses on 9th st just by the traffic circle have problem with water (at least 2 of them did anyway).  
I am 2 blocks away from 9th st by cemetery so far so good no water but I have been here only 3 years

Have a house with 9 ft basement built 5 yrs ago in this area and have a sump pump but it runs every 10.min, approx we have had no problems at all

I don''t know why anyone would buy a house in an area where you have to have a sump pump. I sure wouldn''t be happy with having a pump running every 10 minutes. Never heard of any sump pumps or seen any hoses running out of houses in Riverheights.

Riverheights has no issues! Do not even need a sump pump. Also many other perks in the area besides no water issues.

Do you have a friend or personally know someone that lives in the south end? If so, ask them... a lot of people are against living in the south end due to living in what was called swamp land, and a lot give biased information.  
 
Imo, I rather have some sort of sump pump no matter where I live. I have seen sump pumps running in older homes that are located central Brandon too. Water table is high everywhere..

We also love the Riverheights area, no sump pump!!

No problems at all with water. Yes we have a sump but we have a full basement. The sump is not a problem for us at all. Before this we lived in a westend area that had a bit of water issues. I don't think it really matters where you live. If you have a full basement, there is always that chance! Good luck with your house hunting !

Water can be an issue even without a basement. We have family in Monterey estates and the water table is so high in that spot that the ground heaves so bad giving issues with the deck, garage, landscaping etc.  
 
I would never buy a house that was originally a slough

We live in the extreme south end close to Patricia. We have a 4 foot basement and have not had any issues with water. Others on the same street with a full basement have a sump pump that seems to run fairly regular. Notice a lot of homes in the area that have active sump pumps. The closer you are to the middle of the swamp, the more careful you want to be with how deep your basement goes. If I was building a full basement, I would look elsewhere to build or buy.

That's where we are and love the area...never a problem with water...my son also in the area and also never a problem.
