O Down or low money down Mortgages?

Kinda stuck in a rut,tired of being in an apartment. I am going through a divorce, stupid me, I basically gave away my home to my EX because I didn't want my kids to have to move. And now I live in an apartment. My GF of over a year and I have started saving but would like to know if there are options for low or O downpayment mortgages out there? Are the rates any good? Who do I talk to? And if you'd like to share any experiences with similar dealings I'd like to hear them. Thanks
