Does anybody know a realtor or a mortgage specialist that works with bad credits??

If you have been denied by your banking institution you will need to call around to other lenders. Be prepared to have them check your credit score (will cost you a fee). Talk to a mortgage lender in regards to what you can afford monthly. Start saving for a larger down payment. Keep in mind their will be extra fees to save for. You will likely pay higher mortgage rates. Be prepared to have a consigner for a mortgage loan.  
 
If you know your current credit score from your banking institution they can tell you how to improve your credit (they can point out missed payments, late payments etc.). Talk about the possibility/options to consolidate your debt and pay this debt first before trying to add a mortgage to the mix.

Go see the people at Centum Mortgages, but be very careful if you decide to call around on your own. Each bank you call and give your info to will run a credit check, and every time someone runs a credit check that will damage your credit rating. A mortgage broker such as Centum does one check, and then shops for you to get the best deal if there is one to be had. If you are unable to secure a mortgage, it wouldn't hurt to go and speak with a financial planner to help you come up with a plan to improve your credit rating and get you where you want to be.
