It is not necessarily a good space. A major predictor for retail success is location. While a major tenant would drive traffic in, nothing brings in sustainability more than prime location. 18th is the golden goose for business, not 34th. People want to do proximity shopping, where they can get to many different stores, in close distance to each other.
As someone who has also worked in that building within the last 10 years, I can assure you that it needs upgrading. I'm not certain the roof has been repaired or not over the years, but I know that it was close to needing work a few years ago.
Only a large tenant with a fair amount of investment capital would want to take on the whole structure, and only if a feasibility study gave them enough belief that the location would be a success long term.
I'm not saying it can't happen, but the likelihood is that it won't. It would be better for a major anchor to tear down and rebuild, which I just can't see happening.
Like many Brandonites, I also hope for success, but only because I have nostalgic memories of what the building used to be.
Nostalgia doesn't equate to financial success though, which is another reason why the building is mainly used seasonally for tenants.
